Lee special town meeting approval of bylaw provides boon to Eagle Mill

LEE — The path towards redeveloping the Eagle MIll site and thus renewing the downtown area is a little clearer following the results of last week’s special town meeting.

By a vote of 27-4, district representatives voted in favor of passing the 40R Smart Growth Overlay bylaw amendment proposed by the planning board. The bylaw will allow for the expansion of zoning permissions at the Eagle Mill site which currently only permits industrial development. With the mixed zoning overlay district in place, the path forward for Eagle Mill Redevelopment LLC and lead developer Jeffrey Cohen’s proposed $60 to $70 million reinvigoration of the abandoned mill site is a little smoother. Under the most recent proposed plans, the mill complex would be redeveloped with affordable and market rate housing, shops, offices, a public market and a possible hotel, all of which is now permitted at the site.

Cohen’s project aside, town officials believe the new zoning could go a long way in securing state funding for infrastructure repairs needed for the town’s aging and inadequate water system.
